Surrounded by olive trees, gardens and sweeping views across the beautiful Maremma landscape, Casa Carletto sits in an elevated and peaceful position near Campagnatico, with uninterrupted views over rolling countryside towards the distant hills.
Inside, the house keeps the character and atmosphere of a traditional Tuscan country home: terracotta floors, exposed timber and brick ceilings, traditional furnishings and generous living areas. Outside, established gardens and Mediterranean planting give you space to spread out, eat late and do very little.

Room to gather, corners to disappear into
There are comfortable living and dining areas, a fully equipped kitchen, and bathrooms including a bath. Vaulted brick ceilings, terracotta floors and deep windowsills keep the rooms cool through the middle of the day.
Meals move outside as soon as the sun is off the terrace, and the garden has shaded spots for long lunches and slow evenings.

Fourteen metres of saltwater, and the whole valley below
The highlight of the property: a private 14 by 5 metre saltwater pool, set below the house with the valley spread out beyond it.
It runs from roughly 1.3 m to 2 m deep, long enough for proper lengths, and the best possible way to lose an hour on a hot Tuscan afternoon. After dark the pool is lit, and a late swim above the scattered lights of the valley takes some beating.

The part of the day everyone remembers
The countryside here is at its most beautiful in the evening. The sun goes down behind the hills, the lights come on along the vine, and dinner outside stretches on far longer than anyone planned.
After dark the illuminated pool looks out over the scattered lights of the valley, and a late swim under the stars is hard to argue with.

A quiet base for the whole Maremma
Casa Carletto is a peaceful rural base from which to explore the Maremma: its historic towns and villages, its countryside and restaurants, and the beautiful Tuscan coast.
The nearest town is Campagnatico, and Grosseto is approximately twenty minutes away by car. Days here tend to divide neatly: a morning wandering a hill town or the market, an afternoon at the pool, and a long dinner outside as the sun goes down behind the hills.
A car is essential. The house sits in open countryside, away from public transport, which is precisely what makes it so quiet.
